VIB Vermögen AG with dynamic project development and marketing
Neuburg/Danube, 23 June 2025 - VIB Vermögen AG (‘VIB’), a company specialising in the development, acquisition and management of commercial real estate, has made further major progress in the development and marketing of large projects in southern Germany, specifically in Erding and Ingolstadt. These two are by far the largest in the company's existing project development pipeline, which comprises total investments of around EUR 200 million. This is expected to generate net rental income of more than EUR 12 million and thus a return on investment of around 6% after completion by the end of 2026. The GreenBiz Park Erding project, which is ideally located for Munich Airport and the Bavarian capital, will comprise a total of 79,000 sqm when completed. Completion of the entire site is planned for 2026. Following the recently concluded rental agreement with an international automotive service provider for a total area of around 27,000 sqm and previous lettings, around 70% of the total area has already been let. On the GreenBiz Park Erding site, VIB Vermögen AG, as project developer and landlord, is planning a mix of office and commercial buildings for users from the light industrial sector. Of the rental space totalling around 79,000 sqm, around 15,000 sqm is office, laboratory and service space and 64,000 sqm is production and storage space. There will also be a multi-storey car park with an innovative charging management system for electromobility. The first buildings of the GreenBiz Park have already been completed, with construction of further buildings due to start in late summer. The GreenBiz Park is located close to Munich Airport and has excellent connections to the A92 and A94 motorways as well as public transport in the greater Munich area and the infrastructure of the district town of Erding. The logistics location in Ingolstadt, Bunsenstrasse, is also fully let. An international logistics service provider has been acquired as a tenant there. The property with a total rental area of 16,000 sqm will be completed and handed over to the tenant shortly. ‘The fact that we are already well advanced with marketing in Erding even before the start of the next construction phase, and that we have acquired well-known tenants with international business there as well as in Ingolstadt, shows the enormous potential that exists in both locations and the entire region,’ emphasises Nicolai Greiner, member of the management board of VIB Vermögen AG. ‘We are benefiting from the strong economic momentum in the southern regions of Bavaria in particular, and are contributing to this ourselves with our project developments.’
